You may rent Opus 40 for the morning, the entire day (ending at sunset) or for an evening wedding and reception.

RENTAL  CAPACITY:

300 people buffet or 250 seated.

Requests for larger groups will be reviewed on a case by case basis.

INCLUDED WITH SITE

·       Closed to the public for the day.

·       Access to Opus 40 by appointment before wedding day. *

·       Wedding rehearsal for 2 hours on appointed day before ceremony.

PARKING:

·       Use of parking lots included in site fee.

·       The parking lot closest to the wedding site will be reserved for specific family members and vendors (capacity is 20 cars).

·       Guests will be driven back to their cars as they leave a nighttime wedding.

SECURITY DEPOSIT:

A Security Deposit of $1000 is required at the time of booking on a major credit card or check. The card will only be charged if needed. The Security Deposit secures the obligation of the Lessee to leave the grounds in a clean and orderly condition. Opus 40 may apply all or any portion of the Security Deposit to defray any cost or expenses (including the cost of Opus 40 personnel at $50/hr or part thereof per person) incurred by Opus 40 in restoring the grounds to a clean and orderly condition following the Event.

CANCELLATION AND REFUNDS:

A non-refundable deposit of $1000 of the rental rate is due at the time of booking. The balance of the site fee is due two weeks prior to the event.

OVERTIME:

Additional time may be purchased in the amount of $200 per hour or part. This includes time for breakdown of the event. In order to have the event end on time, plan on the bar discontinuing alcohol service and the music ending one hour before your rental time ends. If as a result of an event running overtime, Opus 40 personnel are required to assist in the breakdown, payment for their services shall be charged to the security deposit. Opus 40 reserves the right to insist that guests, caterer, band members, etc. leave the Gardens at the agreed-upon time.

THE HOUSE ON THE QUARRY:

Designated areas of the House on the Quarry will be reserved for private use by the bride and her attendants on the day of the wedding. The Bridal Suite of the House on the Quarry may also be reserved for the whole weekend.

ABOUT THE OPUS 40 REPRESENTATIVE:

Opus 40 is such a unique place to host an event, we have found that weddings and receptions run more smoothly when a Wedding Coordinator is hired. Pat Richards has been coordinating weddings at Opus 40 for over 20 years, and she will be pleased to assist you in planning all aspects of your wedding. We offer different levels of event planning to suit your particular needs – follow this link for details. If you wish to engage your own wedding planner, this is acceptable also.

CHILDREN:

For receptions that include more than 5 children, Opus 40 requires one baby sitter for every 5 children under 5, and an extra security person for every 10 children under 12. Baby sitters can be supplied by the client or by Opus 40, security staff will be provided by Opus 40. 

DELIVERY/ PICK-UP OF RENTAL EQUIPMENT:

All arrangements for the delivery, set-up and breakdown of rented items (dance floor, podiums, plants, linens, etc.) must be cleared in advance with the caterer & Opus 40 Representative.

SMOKING:

Smoking is not permitted except in designated areas.

MUSIC POLICY:

·       Opus 40 Representative reserves the right to require that the music volume be lowered if it is determined that such level is excessive.

DECORATIONS

·       Flower petals, Monarch Butterfly release, Dove Release or bubbles may be used to celebrate the departure of the bride and groom.

·       Rice, sparklers, confetti, glitter, birdseed and balloon release are not permitted.

·       No nails, stakes or similar objects may be placed or inserted in or on the sculpture, building, staircase, or other structure of the facility located  on the grounds.

·       Hanging signs or banners on the exterior of buildings, on fences, or on the sculpture is not permitted. Any signs placed on Public roadways must be removed at the end of the Event or 24 hours. OPUS 40 reserves the right to impose a fine (deducted from security deposit) for items left on premises.

POLICY CHANGES:

Opus 40 reserves the right to change its policies, procedures, and pricing without notice. Site pricing for rental agreements already signed will be honored. When policies and procedures are changed, the Lessee will be notified.

ABOUT YOUR LIABILITY:

The individual or organization leasing Opus 40 is fully responsible for any damages that occur during an event. The lessee expressly releases Opus 40 from any liability for any theft, damage, or injury associated with the event. Individuals are requested to check their homeowner’s insurance to see if coverage extends to another site for a special event. Organizations are requested to check their company insurance policy to see if coverage extends to another site for a special event.  Opus 40 requires proof of insurance for general liability coverage for events.

APPLICATION PROCEDURE:         

Upon reservation of a date,  a deposit must be submitted. Once the agreed time and date is approved the deposit is non-refundable. A written confirmation letter will be sent to the Lessee. The balance of the fee is due 2 weeks prior to the event date.  Failure to submit payment at that time will void the rental agreement and the non-refundable deposit will not be refunded.

Confirmation of the date of rental can only be made by the  OPUS 40 Representative.  The agreement will be valid only for the date indicated on the contract. If the date of agreement is changed, a new letter must be issued. Any requests for changes or cancellations after receiving the letter or agreement must be made in writing and sent to Opus 40.  Opus 40 is not obligated to approve any alternate date or conditions.
